Sales slide in West Ridge

Sales of condos dropped for the third consecutive year in West Ridge, according to recent data from the Chicago Association of Realtors.

According to the report, a total of 147 condos were sold during the third quarter, down from 163 units sold during the same period in 2006.  This is nearly a 25 percent drop from the highs seen during 2004.

As sales slide in the neighborhood, condo owners and developers are facing one of the tightest markets in recent memory.  The average turnover time for condos on the market jumped to 139 days during the third quarter, up from 111 days during the previous year.  This is the longest average turnover time seen in the past 16 years in West Ridge.

However, the weak numbers for supply and demand in the area weren’t enough to keep prices from continuing their upward march.  According to the C.A.R. report, the average sales price during the third quarter posted a 12 percent increase from the same period in 2006.
